The Good Agent

Recently, St. Ånthony did a terrific job. In this funky condo market, he found 2 (count ‘em 2) buyers for a condo listing in a huge building in Georgetown. There were about 10 other 1-bedroom apartments for sale, and both of these people wanted my listing! The two agents were total strangers to me, though both seemed pretty nice.

During the process of choosing one of the offers to work with, I realized that one of the buyers had a huge advantage – he had a good agent. A really good agent!

The first agent called to say she was putting together an offer, and 3 days later, it came over the office fax machine. The good agent called to say the same thing, and two hours later, she was on my front porch, personally delivering all the papers and doing an ingratiating schmooze thing.

The first offer was hand written, and a couple of addenda were missing. Good agent typed hers neatly, and it was impeccable, not to mention complete.

First offer was written before the good agent called to say she was bringing hers to me. To be fair, I figured that I owed the first agent a phone call to give her the opportunity to clean her offer up. Her response? “Give us a counter-offer.”

Um, why do that when we have something better on the table already, written by the good agent? We worked with good agent’s offer, and the settlement was last week.

So, I should say who good agent is. She’s Nadia Nejaime with DC Living Real Estate. I really hope that in the future, I have buyers who love her listings and that she has buyers who love my listings. She’s a terrific colleague.

And having a good agent does make the difference between getting the house or condo of your dreams, or losing out to someone who does have a good agent.
